A Storage Room in Dubai — Without Renting A Bigger Flat

Most people searching for a storage room in Dubai are running a quiet arithmetic: the flat is one room short, and the next size up costs tens of thousands of dirhams a year more. Storage is the cheaper half of that equation, and it is the everyday use of self storage in Dubai.

You do not rent a room. You store the contents of one — the guest bed nobody sleeps in, the second sofa, the boxes in the hallway, the suitcases stacked on the wardrobe — and get the floor space back at AED 12.65 per sq ft per month, VAT included.

A room's worth of contents is typically 25 to 40 square feet of stored space. Compare that monthly figure against the annual rent difference between a one-bed and a two-bed in your building, and the decision usually makes itself.

The Dubai version of this problem

Dubai flats are designed for living rather than accumulating, and they are unusually short of the things that absorb clutter in other cities: no lofts, no basements, no garden sheds, no under-stairs cupboard. A tower flat has exactly the storage the developer drew, and nothing else.

Meanwhile the city fills them faster than most. People arrive with nothing, furnish quickly, and then acquire a second household's worth of things over three or four years — a home gym that lasted one January, a stroller after the child outgrew it, four suitcases that live on top of a wardrobe eleven months a year.

There is also the furnished-let problem, which is specific to here. Landlords increasingly want a property let furnished or unfurnished depending on the tenant, and owners need somewhere for their own furniture to go while somebody else's is in the flat.

In each case the requirement is the same and it is not a room: it is somewhere for a defined pile of things to be, indoors, retrievable, without a lease.

What people put in one

The four most common storage-room bookings we collect in Dubai.

A guest room, emptied

Bed, mattress, wardrobe and side tables, so the room becomes an office. Around 30 to 40 sq ft.

The seasonal and the occasional

Suitcases, winter bedding, Christmas and Diwali boxes, camping and diving kit. Fifteen cartons is about 20 sq ft.

Furniture for a furnished let

Your own furniture out while a tenant's is in. Common enough that it has its own rhythm each summer.

The things you are not ready to sell

Cots, strollers, bikes the children have outgrown, and the furniture from a previous flat that will fit the next one.

A storage room against the alternatives

The comparison people actually run before booking.

Being honest about the last row: you do not hold a key and you do not drop in. In exchange nobody carries a mattress down a service lift. How the service works sets out the trade in full.

Clearing a room, in practice

Most single-room collections take a morning.

Decide the room, not the itemsDeciding item by item is where this stalls. Pick a room and empty it.

  2. 2

Box the loose thingsSealed cartons stack; loose belongings do not, and you are billed on space.

Common questions

Typically 25 to 40 square feet once racked — a bed, mattress, wardrobe, side tables and a dozen cartons sits around the middle of that. At AED 12.65 per sq ft per month that is a modest monthly figure against a bigger tenancy.

Your goods are stored in a managed warehouse, racked and logged under your name, not in a private room you hold a key to. That is what makes it cost what it costs. If a private lockable room is what you need, a self-storage yard is the right product.

Yes, and plenty of customers do exactly that — winter bedding out in November, back in March. Each movement is a transport job that is quoted before it happens; the storage price does not change.

In almost every case in Dubai, substantially. The comparison worth running is the monthly storage figure against the annual rent difference divided by twelve, plus the agency commission and Ejari you would pay to move.

Partial retrieval is normally arranged within 24 to 48 hours to any Dubai address. Tell us at collection which cartons you are most likely to want and they are racked where they can be reached quickly.

We would rather not, and it is worth knowing why: mattresses stored on edge for months deform along the side they rest on. They are stored flat in a cover, which uses slightly more floor space and is the reason the mattress is still usable when it comes back.
